Terms of service and privacy policy

1. Who we are

El Norte ("El Norte", "we") is a real estate showcase dedicated to singular properties in northern Spain: Galicia, Asturias, Cantabria and the Basque Country. We operate the website www.elnorte.eu.

For any question about these terms or about your data you can write to info@elnorte.eu. We are also the data controller for the personal data described in this policy.

2. Acceptance and purpose

Accessing and using this site implies acceptance of these terms. If you do not agree with them, please do not use the site.

The purpose of the site is to present real estate, to put interested visitors in contact with our team, and to manage requests for access to certain content.

3. Use of the site

You agree to use the site diligently and lawfully. The following are not allowed: bulk extraction or reuse of content or data (scraping), attempts to access restricted areas or third-party accounts, the introduction of malicious software, or any fraudulent or unlawful use.

All content on the site (texts, photographs, films, curated maps, logos and the "El Norte" brand) is protected by intellectual and industrial property rights and may not be reproduced or reused without prior written authorisation.

4. Property information

The information published about each property (descriptions, surface areas, prices, photographs, approximate map locations) is indicative and does not constitute a contractual offer. Prices and conditions may change or be withdrawn without notice.

The definitive characteristics of any property must be verified during the purchase process against the corresponding official documentation. El Norte accepts no liability for decisions taken solely on the basis of the information published on the site.

5. What data we collect

Essential data (always): while you browse we anonymously record the page visited, the approximate country of connection, the device type (mobile, tablet or desktop) and the referring page. This data does not identify you and is used purely to count visits.

Analytics data (only with your consent): if you press "Accept" on the data notice we additionally record your IP address and the approximate location derived from it (city and region), your access provider, browser and operating system, browser language, screen and window size, time zone, visit number, whether you are a returning visitor and, where applicable, the campaign or link of origin (UTM parameters). These visits are associated with a random session identifier that contains no personal data.

Form data: when you send an inquiry about a property or a request for access, we collect the data you provide (name, email, phone if given, message, property of interest, language and, for access requests, the signature and form details). This data does identify you and is used exclusively to attend to you.

6. Why we use the data, and on what legal basis

Measuring and improving the site (analytics): legal basis, your consent (art. 6.1.a GDPR). You can withdraw it at any time from this page.

Handling inquiries and requests: legal basis, pre-contractual measures taken at your request and our legitimate interest in replying to those who write to us (arts. 6.1.b and 6.1.f GDPR).

Site security and abuse prevention: legitimate interest (art. 6.1.f GDPR).

We do not use your data for third-party advertising, we build no profiles with legal effects, and we sell personal data to no one.

7. How long we keep the data

Analytics data: at most 24 months from recording; it is then deleted or irreversibly aggregated.

Inquiries and requests: for as long as your request is being handled and, afterwards, for the applicable legal limitation periods.

You can ask for early deletion of your data at any time (see the rights section).

8. Who processes data on our behalf

To provide the service we rely on providers acting as data processors: Supabase (database and authentication, hosted in the European Union, Frankfurt region), Vercel (website hosting and delivery) and the IP-location resolution services used at the moment of the visit.

The interactive maps load tiles from Stadia Maps (standard map) and Esri (satellite view); when you open a map, your browser requests those images directly from these providers, which receive your IP address as a technical part of the request.

All of them are bound by contracts or terms limiting the use of the data to the provision of the service.

9. Your rights

You may at any time exercise your rights of access, rectification, erasure, objection, restriction of processing and portability by writing to info@elnorte.eu and indicating the right you wish to exercise. We will reply within one month at most.

If you believe we have not handled your data correctly, you have the right to lodge a complaint with the Spanish Data Protection Agency (www.aepd.es).

10. Cookies and local storage

This site uses no advertising cookies and no third-party tracking cookies. We only use the browser's local storage to: remember your choice about data use, keep a random session identifier for visit counting, remember your chosen language and keep your session if you sign in as a registered user.

You can clear this storage at any time from your browser settings, or reset your choice with the consent management button on this page.

11. Withdrawing your consent

If you accepted full analytics and wish to withdraw your consent, use the "Manage my consent" button at the end of this page. Your choice will be cleared and the notice will be shown again; if you then choose "Essentials only", we will stop recording analytics data from that moment on.

Withdrawing consent does not affect the lawfulness of processing carried out before the withdrawal.

12. Changes and governing law

We may update these terms and this policy to reflect changes to the site or to the applicable rules; the date of the latest revision appears at the top. Significant changes will be highlighted visibly.

These terms are governed by Spanish law. Any dispute will be subject to the Spanish courts, without prejudice to the rights you may hold as a consumer.
